What the visit actually covers

Most of what gets blamed on “the chimney” is really the box at the bottom of it. We start by identifying whether that box is masonry or a factory-built, listed unit — a real distinction here, where 71.6% of Bridgewater’s homes went up between 1960 and 1999, the exact window builders switched from one to the other. That holds whether the house sits on the Chimney Rock basalt or down in the Route 28 corridor’s river-bottom soil.

Masonry or Factory-Built: The First Question, Not an Afterthought

Exposed brick or stone with no seams means it was built on site, out of masonry. The two fail differently: masonry cracks and sheds mortar; a factory-built unit corrodes at the chase cover and cracks its refractory panels. Manville’s postwar grid nearby runs almost entirely the older kind; Somerville’s old borough core is older still. Bridgewater sits between the two eras, which is why we ask first.

More often than not, what someone calls a chimney problem turns out to be the damper, the gasket, or the pilot — not the flue itself.

When the Pilot Won’t Stay Lit

A gas fireplace or log set that won’t hold a pilot is rarely the burner’s fault. The usual culprit is the thermocouple or thermopile — the sensor that proves a flame is present and keeps the gas valve open — and it wears out on its own timeline. A dirty pilot orifice or a weak millivolt reading looks identical to a homeowner: the pilot lights, then dies the moment the igniter is released. We test the actual millivolt output at the valve, and check the glass-front seal on a direct-vent unit at the same time.

Dampers, Gaskets and the Draft You Can Feel Standing in the Room

A throat damper that won’t seat is one of the most common reasons a room stays cold with the furnace running — a warped plate, a seized chain, or a worn frame that never closes flush. On a wood stove or airtight insert, the rope gasket around the door does the same job: seal the box when it isn’t burning, and a gasket gone flat can be why an overnight fire now burns wood twice as fast.

What New Jersey’s Own Numbers Actually Say

New Jersey’s construction rules changed recently: as of October 2025 the state adopted the 2024 IRC (N.J.A.C. 5:23-3.21) as its one- and two-family dwelling subcode, lowering the minimum clearance to combustibles for a fireplace opening from 12 inches to 6, and for a chimney from 8 to 6. A new insert or liner installed today is checked against those current numbers, not whatever stood when the house was built. Any appliance swap tied to a chimney still runs through the state’s F370 verification form — the same form that turns a routine oil-tank removal into three signed steps rather than one. The Census Bureau, meanwhile, counts only 17 Bridgewater households as heating primarily with wood, since it counts primary heat only.

How can I tell if my fireplace is masonry or factory-built?

Look for a metal plate riveted inside the firebox — a model number means factory-built. Continuous brick or stone with no seams means it was built on site. From outside, a boxy roofline cover usually means factory-built; a masonry stack shows stone or brick instead.

Why does my gas fireplace’s pilot keep going out?

Almost always the thermocouple or thermopile has weakened with age — the sensor that proves a flame is present and keeps the gas valve open. We test its actual millivolt output at the valve rather than judging by the flame’s color.

My wood stove barely shows up in any housing statistic — does that mean it does not need service?

It means the statistic isn’t measuring your stove, not that it doesn’t matter. The Census Bureau counts only a home’s primary heating fuel, and just 17 Bridgewater households report wood there. A weekend wood insert or gas logs that never carry primary heat are invisible to that count — and still need an annual look.
