What Thirty-Plus Years in the Attic Does to Flexible Duct

Close to three-quarters of Bridgewater's housing — 12,158 of 16,975 homes, by the latest Census figures — went up between 1960 and 1999, the decades when flexible duct became standard. In Bradley Gardens and Green Knoll alike, that duct has sat in the same attic since, under insulation and shifted storage, resting on trusses never built with a duct run in mind.

Crawlspace Runs Fail Where Nobody Ever Looks

Bridgewater is not one kind of ground. Houses toward Martinsville, on the Chimney Rock side, sit on shallow, stony basalt that keeps a crawlspace reasonably dry. Houses along Route 28 and through Finderne sit on Raritan River alluvium instead, where a crawlspace holds more moisture and a duct boot resting on bare soil is the first connection to work loose. Either way, it is the run nobody checks between furnace tune-ups, so a disconnected boot can go unnoticed for years while the room above it slowly loses its air supply.

Sealed Joints, Supported Runs, a Register That Actually Pulls

The repair itself is not complicated once the break is found — the work is finding it without opening every ceiling. A crushed section is cut out and replaced with insulated flex or rigid metal that will not crush the same way again, joints mastic-sealed and clamped rather than taped, and strapped at real intervals so it does not fail again the next time a box gets stored nearby.

A damper closed at the register, a return grille painted shut, a system sized for a smaller house than the one it heats now — all look identical from the bedroom, and none are fixed by cutting into a ceiling. We check the simple causes first, on the same visit. If the duct is sound and the problem sits elsewhere, we say so instead of billing for a repair it never needed.

How do you know which run is actually the problem?

We run a camera down the branch feeding that room and check airflow at the register before anything gets cut open. Whatever we find gets photographed.

Is it always the duct itself, or could it be something else?

Not always. A closed damper or an undersized system can look identical to a duct failure. We check those first and tell you plainly if the duct itself is fine.

Do you work in attics, crawlspaces, or both?

Both. Attic runs near Chimney Rock tend to fail from being stepped on; crawlspace runs along Route 28 and Finderne tend to fail at the boot, where ground moisture works a connection loose.

Will duct work need a permit from the township?

Bridgewater's own construction office already requires a permit for replacement furnace, boiler and air conditioning work. If your repair is part of a larger swap, ask and we'll tell you plainly whether yours needs one.
